What was inspected

  • Roof — all planes, ridge, hips, valleys, capping, flashings, penetrations, gutters and downpipes visible from the air
  • External elevations north, east, south and west — cladding, windows, doors, eaves, from the air and from ground level within the boundary
  • Site surrounds within the boundary — approaches, fencing, vegetation, debris
  • Interior of Bedroom 2 and Living — visual and handheld thermal of ceiling and wall linings only, as nominated by the instructing party
  • Rear shed — roof and elevations from the air only

How it was inspected

  • Nadir mapping pass at 40 m AGL for the site plan; oblique passes at each elevation from a stand-off of approximately 8 m; close-up frames where an item warranted it
  • Handheld thermal of the north eave line and lower roof sheets from ground level at 08:36–08:47, before significant solar loading
  • Ground-level frames of each elevation with the same index numbering as the aerial set
  • Capture time and GPS position recorded in image metadata at capture

What was not inspected

  • Ceiling space, subfloor, wall cavities, or any concealed element
  • Interior of the garage and the rear shed; any room not nominated
  • Any element that required covers, fixings or linings to be removed — nothing was removed
  • Electrical enclosures — not opened; no electrical work was undertaken

Terms

  1. Sample notice. This document is a sample. The property, the instructing party, the insured, the observations, the times and the positions are fictitious and are presented only to show the structure and register of an Elevated Imagery report. No inspection took place.
  2. Purpose and use. A report is prepared for the instructing party for the purpose stated in Section 1 and may be relied on by that party and by those to whom they provide it for that purpose. It is not prepared for, and should not be relied on for, any other purpose.
  3. Nature of the record. A report records condition observed on the date of attendance from the positions and by the methods stated. It does not state the cause of any condition, does not scope, specify or price repair, and does not advise on insurance cover. It is not a certificate of any kind; it contains no opinion on structural adequacy, compliance or safety. Absence of an item from the schedule is not a statement that no defect exists.
  4. Thermal imagery. Thermal frames record apparent surface-temperature differences under the stated conditions and are qualitative. They are not a certified thermographic survey. Level 1 thermography certification is not held.
  5. Licensing boundary. An inspection and report for the assessment of an insurance claim is not building work under the Queensland Building and Construction Commission Regulation 2018, Schedule 1. Reports on dwellings are provided only for that purpose. Pre-purchase, condition and termite reports on dwellings are licensed building-inspector work and are not provided. No electrical work is undertaken and no enclosure is opened.
  6. Access and limitations. The report is limited to what was accessible and visible from the positions stated, on the date, in the weather stated. Elements listed as not inspected in Section 2 were not inspected. Dimensions estimated from imagery are approximate.
  7. Imagery, metadata and retention. Capture time and position are recorded in image metadata at capture and are not altered. Originals are copied to two locations before any file is edited; report images are crops or annotations of the originals, which are supplied unaltered. Imagery and the flight log are retained under the job reference for the period stated in the engagement terms and are retrievable on request within that period.
  8. Copyright and licence. Copyright in the report and the imagery remains with Elevated Imagery. The instructing party and those to whom they provide the report hold a licence to use, copy and distribute it for the stated purpose, including in a claim file, a dispute or a proceeding relating to that claim.
  9. People and privacy. Property and damage only are documented. People are not filmed. Where a person appears incidentally in a frame, the frame is excluded from the set or the person is obscured, and the media index says so. Occupants and neighbours are told what is being flown and why.
  10. Aviation. All flights are conducted under CASA ReOC 9231 in accordance with CASR Part 101 and the Elevated Imagery operations manual, with an airspace check before every flight and a flight log retained.
  11. Definitions. Red element displaced, absent or open to weather as observed. Amber element in position with deterioration, deformation or accumulation observed. Green element in position with no deterioration observed. "Approx." means ±10 % unless stated. Times are AEST. Positions are WGS84 from the camera's GPS at capture.
