Eight things,

Every service on this page ends the same way: a dated file with every frame numbered, timed and positioned, and a media index. Five of them come back as an inspection report; three come back as a documented set. The differences are what gets flown, what gets walked, and who the file is written for.
Roof & condition inspection
Whole-of-roof and facade coverage without a scaffold, a cherry picker or a person on a wet sheet. For commercial, strata, resort and industrial buildings, and for any building where the inspection is for the assessment of an insurance claim.
- Roof planes and sheeting. Sheet condition, laps, fixings, corrosion, ponding, debris, penetrations.
- Edges and flashings. Ridge and barge capping, flashings, gutters, downpipes, overflows, box gutters.
- Facade and envelope. Cladding, render, parapets, soffits, balcony edges, sealant lines — from a stand-off the aircraft holds consistently on every elevation.
- Plant on the roof. Air-conditioning, solar arrays, walkways, anchor points — condition and position recorded, not tested.
- Executive summary — Red / Amber / Green counts and the scope in one paragraph
- Site plan or orthomosaic — every observation pinned by its schedule number
- Numbered schedule of observations — location, element, condition observed, rating, photo reference
- Photo schedule by elevation — overview, plane, close-up, each with index number, capture time and GPS
- Media index — plus the full-resolution image set for your own records

The report does

- Certify compliance, structural adequacy or defects
- State cause, price the repair or advise on cover
- Cover house (class 1a) condition or pre-purchase reports, or anything termite — that is licensed building-inspector work in Queensland. We can supply the drone and thermal capture to your licensed inspector.
Thermal & moisture
Where the water has actually gone. A handheld thermal walk-through under the ceiling line and moisture mapping at the points it identifies, read against the visual roof set and recorded with the conditions that make them readable. Thermal and moisture surveys are quoted subject to instrument availability.
- Ceilings, linings and wet areas. Apparent temperature differences under the ceiling line, across wall linings and around wet-area surrounds consistent with retained moisture, insulation wetting or air leakage — walked after sunset or early in the day where the job allows, when the contrast is real.
- Cross-referenced to the roof set. Each interior thermal frame is tied to the visual roof and elevation frames above it, so the pattern below can be read against the sheeting, laps and penetrations above.
- Moisture readings, where instructed. Spot readings at the points the thermal set identifies, recorded in the schedule by position and value.
- Plant hotspots. Motors, bearings, conveyor idlers and switchboards from a safe stand-off with the handheld camera — condition observed, for the maintenance planner to act on.
- Paired visual and thermal frames, indexed to the schedule
- A thermal page with emissivity, ambient temperature, sky condition and time of day stated
- Spot moisture readings by position and value, where instructed
- The interior pattern cross-referenced to the visual roof set

The thermal page does
- Record apparent surface-temperature differences at the time of capture, with emissivity, ambient temperature, sky condition and time of day stated on the page
- Cross-reference the interior walk-through to the visual roof set
- State the conditions that made the frames readable — or say when they were not
The thermal page does not
- Claim a certified thermographic survey. Thermal is qualitative unless certified. Level 1 thermography certification is not held. If your process requires a certified thermographer, say so at enquiry and we will tell you straight.
- Open enclosures. No electrical work. Switchboard and electrical-cabinet thermal runs only with the site's own licensed electrician present, covers removed by them and the board made safe.
- Diagnose the cause or specify the repair
Thermal and moisture is available as an add-on to any inspection on this page, quoted subject to instrument availability. Thermal is handheld; no aerial thermal is offered.
Storm & cyclone damage documentation
Inspection and report for the assessment of an insurance claim — houses, unit blocks, commercial and resort property. After an event, from an operator already inside the corridor.
Mission Beach sits in the middle of the cyclone belt between Innisfail and Cardwell. After a system crosses, the airports close, the Bruce Highway cuts north and south, and every bed between Cairns and Townsville is taken. Operators flying in from Brisbane are competing for the same seat and the same room as your assessors.
We drive out of our own driveway. Attendance is as soon as the site is safe and accessible, and the honest date is given on the call rather than a published promise that has to be explained later.
- Roof and structure. Lifted and missing sheet, displaced capping, fixings, gutters, water entry points visible from above — at a resolution that shows a cracked ridge cap.
- Site and access. Debris, tree strike, fencing, approaches and the condition of the surrounds — the context that goes missing between the event and the assessment.
- Interior, where instructed. Ceiling and lining condition under the roof set, with thermal where water has tracked.
- Portfolio runs. Multiple properties on one instruction — one method, one format, one media index across the lot.

What we do
- Attend, capture and report to a stated method — aerial, ground and thermal in one visit

What we do not do
- Assess the claim, state cause, scope or price the repair, or advise on cover
- Make-safe, tarp or repair — that is licensed building work
- Fly in conditions outside the operations manual, or without a current airspace check
- Film people. Damage and property only, ever.
Pre-season baseline survey
A record that still means something when the claim is disputed. Without a dated pre-loss record, pre-existing damage and event damage are the same photograph — and the argument runs the wrong way for the owner.
- Baseline capture, September to November.
Whole-of-roof and facade set, ground context, thermal where it adds something. Report issued with the schedule and media index.
- Stored.
Full-resolution set retained under the building's reference, with the flight log, for the retention period stated in the engagement terms.
- Re-flown after an event.
Same stand-off, same elevations, same numbering, so the two sets read side by side.
- Delta report.
What changed between the baseline and the post-event set, item by item. What did not change is stated too.
- Resorts and body corporates. One building or a whole complex on one instruction, before the season opens.
- Commercial owners and asset managers. Coastal roofs, workshops, sheds, solar arrays — the assets a claim will turn on.
- Insurers and brokers. For the insureds you would rather not argue with next March.

Baselines are condition reports and are offered for commercial, strata and resort buildings, and for houses only where instructed by an insurer or adjuster for claim purposes.
Builder & strata: progress, handover, dilapidation
Dated photographic and aerial records at the points in a job where somebody later asks what it looked like. Same numbering, same media index, same method as everything else on this page.
- Progress sets. Regular aerial and ground capture of a site at agreed stages — roof on, envelope closed, external works — with the same stand-off each time so the sets read as a sequence.
- Handover records. The building as handed over, roof to ground, elevation by elevation, with capture time and position on every frame. The record the builder and the body corporate both keep.
- Dilapidation records. Condition of adjoining commercial, strata and resort property before works start — the numbered schedule and photo set that settles the "was that crack there before" question. For adjoining houses, we supply the capture set to your licensed building inspector for their report.

Construction & progress photography
Dated aerial and ground sets of a site through the programme — on a fixed cadence, at handover, at defects, and of the neighbours before the first excavator arrives. Same frames every visit, every frame timed, positioned and indexed, so the sequence reads without anyone having to explain it.
- Progress sets on a fixed cadence. Weekly, fortnightly or per stage, to a schedule agreed at the start. Same stand-off, same elevations, same nadir, so the set from week three sits over the set from week twelve.
- Handover and defects sets. The building as handed over, roof to ground, elevation by elevation, plus the items the builder or the superintendent points to — a photographic record of condition observed on the date, indexed to the frame. On a house (class 1a) it is supplied as a capture set for the builder's or a licensed inspector's own defects schedule.
- Dilapidation of adjoining property. Commercial, strata and industrial neighbours before works start — a numbered schedule and photo set that settles "was that crack there before". For adjoining houses, the capture set goes to your licensed building inspector for their report.
- Aerial site overviews. Nadir and oblique overviews of the whole site, laydown, access and the surrounds, with an orthomosaic where instructed. Flown under the ReOC inside the site's induction and exclusion zones.
- An indexed set per visit, issued to the cadence agreed in the engagement

Asset & plant documentation
A structured, dated register with evidence-grade imagery of everything on a site worth insuring — plant, vehicles, trailers, tooling, stock, compound and yard. If a machine walks off the yard tonight, this is what you hand the insurer. Every serial number, photographed.
- Pre-loss asset register. Every asset recorded with serial and VIN, make and model, identifying marks and damage, condition, attachments and current location, and photographed to one standard. A register the insurer, the loss adjuster and your own police report can each take as it is.
- Plant and equipment photo IDs. A consistent identification set per machine — four sides, plate, serial plate, hour meter, attachments — marked with the asset number and dated.
- Yard and workshop inventories. Tooling, stock, racks and compounds recorded by location, with aerial coverage of the yard, the compound and the access from the ReOC.
- Annual refresh and post-loss record. Changes re-shot and the register re-issued on a cycle. After a theft, fire or storm at the yard, the condition, access and damage documented for the claim file — a record for the insurer and for your own report to police, not an investigation.

We do

- Mark, date and index every frame so the register stands on its own
We do not
- Investigate, run surveillance, or offer an opinion on who took anything — no investigation service is offered
- Advise on security — which camera, which lock, where to fit them. Telling you how to secure a yard is licensed security advice in Queensland and we do not give it
- Install cameras, alarms or trackers — licensed work, referred to a licensed installer
- Photograph identifiable people beyond incidental presence on site
Business, tourism & property photography
The same aircraft, pointed at the good side of the building. Aerial and ground sets for resorts, charters, venues, farms, agents, owners, marinas and vessels — made and indexed with the same discipline as everything else on this page, because a photograph you can date and place is worth more than one you cannot.
- Resorts, charters and venues. The property, the approach, the water and the light at the hour the place looks like itself. Aerial establishing frames, ground sets of rooms and decks, and short clips cut for your own channels.
- Agriculture and land. Paddocks, infrastructure, water and boundaries from above — a story set for the business, or a dated overview of the holding for your own records.
- Real estate for agents and owners. Aerial and ground sets of the property and its position — for the listing, or as an owner's dated record. We photograph; we do not appraise.
- Marina and marine. Berths, marina overviews, and hull, deck and topside sets of a vessel at its berth or on the water, flown clear of the people on board.
- Graded stills, one recipe across the set — no sky replacement, nothing added or removed
- Short cut clips, 16:9 and vertical, for your own channels

We do
- Fly under the ReOC with the airspace checked, at the hour the light is right
- Tell the people on site what is being flown and why, and keep the aircraft clear of them
- Grade every frame to one recipe so the set reads as one place
We do not
- Fly over guests, an occupied pool deck or a neighbour's property
- Retouch a building, a beach or a vessel into something it is not
- Value, appraise or advise — the frames are the record; the rest is yours
Reports survey and record what was observed. They are not compliance certificates, they do not opine on structural adequacy and they do not certify defects. House pre-purchase and termite inspections are licensed building-inspector work in Queensland and are not offered. No investigation or security-advice service is offered.
